Our rates: Finder’s fee @40% + GST of first month’s rent for services include:
Free market rent estimate
Free professional photo shooting
Free advertisement (online/website/newspaper/craigslist/kijiji)
One-on-one showings with prospective tenants
Tenant screening
Application processing
Credit history check
Reference check
Employment check
Negotiate terms and signing lease (minimum one year)
Collect security deposits and rent cheques
Submit Form K, distribute bylaws and inform strata management when applicable
Move-in Inspection Report

Our rates:  Monthly Management fee @7% (Minimum $75) + GST starting from 2nd month for services include:
Manage property guided by Residential Tenancy Act
Collect rent cheques and deposit into company trust account
Deposit into landlord’s bank account on or before 15th each month
Monthly accumulative statements mailed/faxed/emailed to landlord on or before 15th each month
24 hours tenant emergency service call
Efficient maintenance at competitive rates with no add-on.
Liaise with Property and Building Managers
Complaints properly dealt with and settled in a timely manner
Scheduled regular courtesy visits
Move-out Inspection Report

Non-Resident Tax
Free set-up non-resident tax account and filing NR4 with CRA
Filing NR6 @$200 + GST
Filing “Income Tax Return for Electing Under Section 216” @$200 + GST

代收及審閱公寓物業管理公司會議記錄
處理租客糾紛及各項投訴
定時走訪
填寫遷出檢查報表

免費向加國稅局呈報【非居民稅務戶口】
免費填寫NR4呈報稅局
申報NR6降低【暫繳非居民租金收入稅款】每次收費$200
